To keep things simple and clear, here are the three main costs you should always have in mind from the start.
1. Property Transfer Tax (Around 10% )
This is the biggest extra cost when buying a resale property in the Valencia region.
The Property Transfer Tax (ITP) is usually 10% of the purchase price.
So, for example, if you buy a home for €300,000, you should expect to pay around €30,000 in tax.
It’s a standard part of the process in Spain. There can be some reduced rates in certain situations, but for most buyers, planning with 10% is the safest and most realistic approach.
2. Notary Fees (Around 1% – 1.5%)
This is where everything becomes official.
The notary ensures that the whole transaction is legal, correct, and properly documented. It’s the moment where you sign and truly become the owner of your new home.
Notary fees are usually between 1% and 1.5% of the property price, depending on the value and details of the purchase.
This includes the preparation and signing of the title deed (escritura), an essential document in the buying process.
3. Land Registry Fees (Around 0.5% – 1%)
After signing, your property must be officially registered in your name.
This is done through the Land Registry (Registro de la Propiedad), which legally confirms your ownership.
The cost is typically between 0.5% and 1% of the purchase price.
It may feel like a small step, but it’s a very important one. It protects you and ensures everything is correctly recorded.
